Appealing Your Assessment

You may file an appeal  if you believe your new proposed assessed valuation is too high. You should consider filing an appeal  with the Assessor's Office if you think your new proposed assessed valuation is too high compared to similar properties in your area. You may also file an appeal if you believe that there is an error in the description of your property. However, a minor error does not necessarily indicate an incorrect assessment.

Checking Status of your Appeal

Once you file an appeal you may check the status of your appeal online. You can check to see if the appeal you filed online or mailed in on paper has been received .

Certificate of Error (C of E) Status

This page has been set up to view the status of a Certificate of Error. A Certificate of Error is a recommendation to the courts that there has been an error in the assessment.

Homeowner Exemption

Homeowner Exemption – The 7% Expanded Homeowner Exemption increased the exemption amount from a minimum of $5,000 in Equalized Assessed Value (EAV) to a maximum amount that changes with each year. The amount of the exemption will vary based on the value of the home and the amount of the assessment increase. You qualify if you live in your own single-family home, townhome, condo, co-op, or apartment building which includes up to six units.

Senior Citizen Exemption

The Senior Citizen Exemption provides tax relief by reducing the equalized valuation of an eligible residence by further reduce your equalized assessed value. This savings is in the form of a deduction on the second-installment of the real estate tax bill.

Homeowner Exemption History

View exemption history for your property. Currently there are only three years of history available. State law, currently only allows the Assessor's Office to issue refunds for the following years: 2006 / 2005 / 2004 / 2003

Religious Organizations Exempt Parcel Search

This search page can be used to check the most current information available on the exempt status of property that is used for religious purposes and has been granted exemption by the Illinois Department of Revenue. You can also view an image of the property.

Interactive Mapping

New to the Cook County Assessor’s Office interactive website is a link to the Interactive Mapping Site. This site utilizes the latest Geographic Information System (GIS) data, as well as street level and ortho-aerial photography from our Image Management System (IMS). The Interactive Mapping Site was created in effort to give taxpayers a look at the latest technology being used for a more fair and accurate property assessment system in Cook County.

Property Value and Assessed Valuation

The estimated value of your property is determined by analyzing sales information of similar homes in your area. Your residential property then receives an assessed valuation of 16% of its estimated property value. For example, an estimated property value of $100,000 would calculate to an assessed valuation of $16,000.
