Reassessment Notices
for Calumet
Township Mailed
Median Percentage Increase of 22.13% Percent for
Residential Properties
Chicago – September 26, 2008 – Cook County Assessor James
M. Houlihan announced that
reassessment notices were mailed today to close to 5,000 residential
property owners in Calumet Township.
“Our goal at the Assessor’s Office is to work to ensure
that all property owners are equitably assessed,” said Cook County
Assessor Jim Houlihan. “I encourage all homeowners to review their
reassessment notices carefully to be certain their proposed assessments
are both accurate and fair.”
Each year the Cook County Assessor’s Office reassesses
one-third of the nearly 1.7 million parcels of property located in Cook
County.
This year, the Assessor’s Office is reassessing
properties in townships located in south and west suburban Cook County.
Among the findings from
the Calumet Township reassessment:
-
The
median sale price for residential properties rose to $139,000 in 2007,
from $114,800 in 2004.
-
The
median assessed value rose to 14,010 in the current 2008 reassessment,
from 11,317 in the 2005 reassessment – a median increase of 22.13%.
Reassessment notices contain proposed values that will be
reflected on second installment tax bills, which will be due in the fall
of 2009. However, the time to file appeals on these proposed
assessments is now, when the reassessment notices are received.
The deadline to file appeals for properties located in
Calumet
Township is November 3, 2008.
A single-family homeowner may compare his or her
assessment with those of similar homes. These assessments are published
in local newspapers and the name of the paper and the publication date
can be found on the bottom of the reassessment notice. The publication
of assessments is also made available in public libraries. Residential
data books are available at all Assessors’ Office locations and may be
used to find comparable properties.
Assessor Houlihan’s interactive website allows taxpayers
to search for information using a 14 digit Property Index Number (PIN)
or by typing in an address. Homeowners can check their property’s
characteristics, as well as search for information on similar properties
to use if they choose to appeal their assessments. Another website
feature allows taxpayers to pull up a picture of any property within the
county. The Assessor’s website is located at (www.cookcountyassessor.com).
For appeal information specific to condominium
properties, please contact the Assessor’s Office or visit its website.
Assessment and appeal procedures for condominiums are different due to
the fact that a condominium is comprised of one property with many
owners.
